Selling and moving involves dozens of parallel tasks across 8–12 weeks. This timeline works backward from your closing date so nothing is left to the last minute.
10–12 Weeks Before Closing
Hire your listing agent. Discuss pre-listing inspection. Begin decluttering aggressively — start rooms you use least. Research your next destination: if buying, get pre-approved. If renting, begin searching. Notify your mortgage lender that a sale may be coming — get a payout statement to understand any penalty.
6–8 Weeks Before Closing
Complete all repairs and touch-ups identified in pre-listing inspection. Paint, clean, and stage your home. Book professional photographer for 1–2 weeks before list date. Agent prepares MLS listing, floor plans, and marketing materials. Confirm your next housing plan and timeline.
Listing Through Firm Deal
Home goes live on MLS. Showings begin immediately — keep home show-ready at all times. Review offers with agent as they come. Negotiate, accept, and begin conditions period (typically 5–10 business days). Conditions waived: deal is firm. Book your moving company the same day the deal firms — good movers book up weeks in advance.
Firm Deal to Closing
Begin packing non-essential items. Notify utilities of your closing date. Give required notice to your condo building if applicable. Hire real estate lawyer if not already retained. Update your address with Canada Post, CRA, bank, employer, subscriptions. Complete final clean and touch-ups. Vacate the property by the agreed time on closing day — typically by 6pm. Your lawyer receives funds from the buyer's lawyer and releases keys after confirming receipt.
