We ask everyone to complete a brief screening before scheduling viewings. This isn't about being difficult — it's about making sure we can actually help you. Some properties have strict landlord requirements, and we don't want you to spend time viewing a place you may not qualify for. The form takes just 3–5 minutes and helps us match you with the right listings from the start.
Does filling out this form mean I'm committing to rent something?
Not at all. This is simply a pre-qualification step. It tells us enough about your situation to determine if we can help you find a rental, and if so, what kind of properties would be a good match. There's no obligation to proceed, and no cost to you at any point in the process.
What if I don't qualify — will you still help me?
If your current situation doesn't match what most landlords are looking for, we'll be upfront about it. We may suggest alternative options — perhaps a different price range, a co-signer situation, or a property with more flexible requirements. We'll always do our best to point you in the right direction, even if we can't place you immediately.
What credit score do I need to rent a property?
There's no strict minimum, but most landlords prefer a score of 650 or above. Between 600–649 may be accepted with additional references or a guarantor. Below 600 is more challenging but not impossible — a larger deposit, strong income verification, or a co-signer can help. We work with all credit profiles and evaluate each case individually.
How long does the full rental process take?
The pre-qualification screening takes 3–5 minutes. After that, the full process from finding matches to move-in typically takes 3 to 7 days, depending on property availability and how quickly we can schedule viewings. Once you've found a property and submitted a full application, landlord approval usually takes 1–3 business days.

Absolutely. Your information is encrypted, stored securely, and handled in compliance with PIPEDA (Personal Information Protection and Electronic Documents Act).
